Quebec Court II

REPOSITIONING

Quebec Court II was originally designed and built in the late 1970s. The 4-story concrete and glass building needed a complete overhaul to be repositioned and thus competitive in a post-covid office real estate market. Public space upgrades throughout all four floors include improved lighting, ceiling, and floor treatments as well as upgraded restroom cores. Three existing distinct multi-floor atriums were re-envisioned to provide more usable common area amenities that include a high-tech corporate conferencing center, a new food service area, and a lounge.

New indoor-outdoor connections offer horizontal and vertical correlations of the occupants through upgraded plazas and site amenities as well as multiple atriums linking different floors.

Rejuvenation was key for this project. A new fitness and wellness center, along with a feature yoga studio was designed with building health for all occupants in mind. A new bleacher stair connects the main level entry lobby to a garden-level lounge area. From there a new garden patio area is visible and accessible promoting community and fostering connections with activity pods and shade trees. The new visual and physical indoor-outdoor connections carry through from the front entry plaza to the rear garden patio connecting horizontally as well as vertically through the atriums and promote a healthier work environment throughout.
